Did you know that a REALTOR® is required to work for you with “fiduciary duty“? That means I am legally obligated to manage your new home purchase with the same care and attention that I would give to my personal transactions. All REALTORS® are required to have a minimum of $5 million in errors and omissions insurance, which is added peace of mind when you need it most.

House hunting

As a REALTOR® I have access to data and tools that make finding your new home easy and fun. Our real estate board provides a listing notification service that allows you to set search parameters and receive information on those listings even before they are posted on MLS.ca. I regularly tour new listings in the Cowichan Valley area and have opportunities to speak with the listing agents. If there is a property that you might like, we can see it right away.

Negotiating a fair price

Sometimes a seller’s agent will try to persuade buyers to use their services instead of hiring a buyer’s agent. A home is the biggest single purchase you may make and it’s imperative that you have an independent professional on your side to handle negotiations. I’ll provide the support, expertise, and guidance that you need to make informed decisions.

Coordinating the closing of the sale

An accepted offer is only just the beginning of the process! I’ll guide you through the legal and due diligence procedures such as a home inspection, financing, title insurance and more. When the sale is complete, you can count on me to assist wherever possible to ensure that your needs are looked after.

How do you choose a REALTOR®?

Everyone knows a real estate agent or has worked closely with one in the past. With so many choices, how do you know who to choose to sell your most prized possession, your home? I have the experience and training to market your property and negotiate your behalf. This is an overview of some of the service I will provide to you, the home owner.

Professional marketing

Marketing begins with a thorough analysis of current conditions and recent sales. Real estate is a commodity like any other and prices can rise or fall rapidly depending on a variety of influences. Determining the right price for the time frame in which you want to move takes careful research. My personal listings are syndicated to many different websites across Canada, accompanied by professional media and an accurate description of the property.

Contract of sale negotiations

A buyer will usually be represented by their own agent. Their job is to obtain the lowest possible purchase price, and as your representative, my role is to find a balance between the asking price and the selling price. When everything works properly, your home will sell for market value and both parties will be satisfied.

Coordinating the closing

As the sale moves through the various stages of financial qualifications, due diligence, and final approvals, you can count on me to safeguard your interests and keep the sale moving to its conclusion so you can look forward to your new home, wherever that is.

Fiduciary duty to you

This is the highest standard of care in equity or law. As a REALTOR®, I am a fiduciary and am required by law to have an undivided interest in your transaction. A fiduciary is expected to be extremely loyal to the person to whom he owes the duty (the home owner or buyer). Fiduciary duties in a financial sense exist to ensure that those who manage other people’s money act in their beneficiaries’ interests, rather than serving their own interests.

Maggie (Marg) Densmore is originally from Edmonton, where she graduated for the University of Alberta with a Bachelor’s Degree in Education. She went on to teach ESL in Banff for a few years, followed by a year of teaching in Japan. After returning from Japan, she finished her Master’s degree while teaching English at Columbia College, in Vancouver. Maggie has lived on the coast for over 32 years, 27 of which have been in the Cowichan Valley. She is the first to tell you that this is a great place to raise a family. There are so many activities available to anyone looking to enjoy the natural surroundings or participate in organized sports. While no longer a soccer coach, Maggie remains active in the sporting community and strongly believes in supporting youth in all types of sports for a better community.
